Central Florida Home Prices and Market Trends
Central Florida's real estate market has shifted from the intense seller's market of the past few years into a more balanced environment. Inventory has increased, buyers have more choices, and homes are taking longer to sell in many areas. At the same time, prices haven't collapsed. In many desirable communities, well priced homes are still holding firm.
April 2026 data from the Orlando Regional Realtor Association showed signs of gradual rebalancing across the greater Orlando region, with rising inventory, modestly lower sales, and steady price growth across Orange, Osceola, Lake, Seminole, and Volusia counties.
For buyers, this can be a healthier market. More inventory means more time to compare homes, negotiate, and make a thoughtful decision instead of panic buying because everyone else lost their mind for three years. Lovely little improvement.
For sellers, this means strategy matters. Homes still sell, but buyers are more selective. Pricing, preparation, photography, marketing, and condition matter more now than they did during the peak market.
