The tradeoff may be commute time, so I recommend buyers test drive routes before falling in love with a house. Because a beautiful kitchen won't save you from a brutal daily drive.

How Much Do First Time Buyers Need Down?

FHA loans, Conventional loans, VA loans for eligible buyers. You may also qualify for USDA loans in eligible rural areas, state or local assistance programs, or builder incentive programs. I walk my clients through every option.

First Time Buyer Assistance Programs in Florida

Florida Housing offers the Hometown Heroes Program, which provides down payment and closing cost assistance to eligible first time, income qualified homebuyers purchasing a primary residence.

The City of Orlando also has a down payment assistance program with requirements that include being a first time homebuyer, having established residency for the last 12 consecutive months in Orange, Osceola, Lake, Polk, Seminole, Volusia, or Brevard Counties, and securing a fixed rate first mortgage from a city registered lender.

Program rules, funding, income limits, and eligibility can change, so I recommend buyers confirm current requirements before relying on any assistance program.

What First Time Buyers Should Know Before Shopping

Your pre approval amount, Your comfortable monthly payment, Estimated property taxes, Insurance costs, HOA or condo fees. You'll also want to factor in CDD fees if applicable, closing costs, inspection costs, a repair budget, commute costs, and emergency savings after closing.

A lender may approve you for one number, but your real comfort level may be lower. And that's okay. House poor isn't a personality we need to try on.

Inspections Matter

General home inspection, Roof inspection, Four point inspection. I also recommend a wind mitigation report, pest inspection, pool inspection if applicable, and sewer or septic inspection if needed.

In Florida, insurance can also depend heavily on roof age, electrical systems, plumbing, and storm related features.

New Construction for First Time Buyers

Builder contracts, Upgrade costs, Lot premiums, HOA fees, CDD fees. You'll also want to understand construction timelines, inspection options, warranty details, preferred lender terms, and the final price versus the base price.

The model home is usually gorgeous because it is dressed up like it is going to the Met Gala. Your actual price depends on the lot, options, upgrades, and incentives.

Condos and Townhomes for First Time Buyers

Review: HOA fees, condo documents, reserves, rental restrictions, insurance responsibilities, parking rules, pet rules, and potential assessments.

A lower purchase price with a high monthly fee may not be as affordable as it looks.

Common First Time Buyer Mistakes

Shopping before pre approval, Ignoring the full monthly payment, Forgetting about insurance, Underestimating closing costs, Skipping inspections. I also see buyers overlook HOA rules, fall in love too fast, ignore commute times, skip comparing neighborhoods, and spend every dollar at closing.
