The premium here comes from location — Restaurant Row, top schools, and easy access to I-4 and the 408.
Winter Garden starts a bit lower. Older homes near the downtown core begin around $300,000 to $350,000. Newer construction in communities like Hamlin, Watermark, and Lakeshore runs from the mid $400,000s to around $800K. Select luxury properties can reach $1 million, but the ceiling is generally lower than Dr. Phillips. Your dollar stretches further here.

Dr. Phillips wins on commute. You are about 15 to 20 minutes from downtown Orlando, 10 minutes from Universal, and close to both I-4 and the 408. If you work in downtown Orlando, the theme park corridor, or the medical district, Dr. Phillips keeps your drive short.
Winter Garden is about 25 to 35 minutes from downtown via the 429 toll road or West Colonial Drive. That said, Winter Garden is closer to Disney at roughly 15 to 20 minutes, which matters if you work on the west side.
