As a local Orlando realtor who has lived in Central Florida for over 34 years, I work with buyers at every price point. And let me tell you — you can absolutely still find a great home under $400,000 in the Orlando area. You just need to know where to look. Here are the neighborhoods I recommend for buyers in this price range.

Kissimmee — Best Value in the Metro

Price range: $250,000 to $380,000. Kissimmee offers some of the most affordable single-family homes in the Orlando metro area. You will find 3- and 4-bedroom homes with garages, community pools, and decent-sized lots. The area is in Osceola County with its own school district, and commutes to major Orlando employment centers range from 20 to 40 minutes. Newer communities along the 192 corridor and near the Turnpike have modern amenities at prices well below the Orlando average.

Hunters Creek — The Established Suburb

Price range: $300,000 to $400,000. Hunters Creek is a well-established master-planned community in south Orlando that has been popular with families for decades. You will find 3- to 4-bedroom single-family homes, community parks, pools, tennis courts, and easy access to I-4 and the 417. The schools are in the Orange County district, and the community has a mature, settled feel with plenty of dining and shopping nearby.

MetroWest — Central and Affordable

Price range: $200,000 to $350,000. MetroWest is one of the most centrally located affordable options in Orlando. You will find condos, townhomes, and smaller single-family homes at prices well below the metro median. It is close to Universal Studios, Restaurant Row, and downtown Orlando — making commutes short in every direction. The trade-off is that homes tend to be older and smaller, but the location value is hard to beat.

Ocoee — West Side Value

Price range: $280,000 to $390,000. Ocoee is on Orlando's west side, convenient to the 429 toll road and the West Colonial corridor. You will find a mix of older and newer single-family homes with yards, community amenities, and easy access to Winter Garden and the theme park corridor. Ocoee has strong schools, a growing downtown area, and home prices that remain more accessible than nearby Windermere or Winter Garden.

Horizon West — New Construction Townhomes

Price range: $300,000 to $400,000. Horizon West is one of the fastest-growing areas in Central Florida, and it is one of the few places where you can still buy new construction under $400,000 — primarily in the form of townhomes. These are typically 3-bedroom units with modern finishes, attached garages, community pools, and easy access to the 429. The growth in this area suggests strong appreciation potential.

Clermont — Space and Views

Price range: $280,000 to $390,000. Clermont is about 30 to 40 minutes west of Orlando, but for buyers who want space, rolling hills, and lake views at affordable prices, it delivers. You will find 3- and 4-bedroom single-family homes on larger lots with newer construction available in several growing communities. The South Lake County school district is solid, and the area has seen significant retail and dining growth in recent years.

St. Cloud — Small Town, Big Value

Price range: $260,000 to $380,000. St. Cloud is southeast of Orlando in Osceola County, offering small-town charm with a lakefront downtown, farmers market, and a growing community of families. You will find single-family homes on decent lots at prices well below the Orlando average. The commute to Orlando is about 30 to 40 minutes via the 417, and the area is close to Lake Nona for east-side commuters.
