As a local Orlando realtor who has lived in Central Florida for over 34 years, Windermere and Lake Nona represent two very different versions of luxury living in the Orlando area. Windermere is old Florida elegance — rolling hills, mature oaks, Butler Chain lakefront estates, and communities like Isleworth that have defined Orlando prestige for decades. Lake Nona is the opposite in the best way — modern architecture, resort-style amenities, Medical City innovation, and a master-planned environment that feels like it was designed ten minutes from now.

Home Prices — The Luxury Landscape

Windermere has some of the highest ceilings in Orlando real estate. Entry-level homes in newer subdivisions start around $400,000 to $600,000. Established neighborhoods run $600K to $1.5 million. The crown jewels — lakefront estates on the Butler Chain in communities like Isleworth and Keenes Pointe — range from $2 million to $20 million or more. This is generational-wealth real estate.

Lake Nona starts with townhomes around $300,000 to $400,000, single-family homes from $400K to $900K, and luxury homes in Lake Nona Estates from $1 million to roughly $3 million. The architecture is newer and more modern, but the price ceiling is significantly lower than Windermere's lakefront tier.

Character and Lifestyle

Windermere feels like it has been here forever — because many parts have. There are tree-lined roads, horse properties, lakefront estates, and a small town center with a handful of charming shops. It is quiet, private, and unapologetically traditional. Most dining and shopping happens in nearby Dr. Phillips or Winter Garden.

Lake Nona is all about the new. The USTA National Campus, Boxi Park, Lake Nona Town Center, and Medical City create a lifestyle that blends fitness, innovation, and modern convenience. Community pools, fitness centers, and walking trails are standard. It attracts younger professionals, medical workers, and families who want everything brand new.

Schools

Windermere feeds into the West Orange County school district, including Windermere High School, which has a strong academic and athletic reputation. The schools here are well-established with decades of track record.

Lake Nona has newer schools built to keep up with rapid population growth. Lake Nona High School and Innovation Middle are highly rated. The schools may be newer, but they have quickly earned strong reputations. Both districts serve families well.

Location and Commute

Windermere is on Orlando's west side, convenient to Disney World (about 15 minutes), Dr. Phillips, and the 429 toll road. Downtown Orlando is about 25 to 35 minutes depending on traffic. If you work on the west side or in the theme park corridor, Windermere is perfectly positioned.

Lake Nona is in southeast Orlando, about 20 to 25 minutes from downtown and 15 minutes from Orlando International Airport. It is well-positioned for airport-related work, the medical corridor, and east-side commutes. West-side commutes are significantly longer.
