As a local Orlando realtor who has lived in Central Florida for over 34 years, I have watched both Celebration and Lake Nona grow from the beginning. They are both planned communities, but the similarities almost stop there. Celebration was built by Disney in the mid-1990s with a vision of walkable, small-town America. Lake Nona was developed around innovation, medicine, and modern living. Both are beautifully maintained and highly desirable — but they attract very different buyers.

Home Prices — What to Expect

Celebration has condos and townhomes starting around $300,000 to $400,000. Single-family homes run from $500,000 to over $1.5 million for larger estate-style properties. The homes have character — porches, traditional architecture, and the kind of details you do not find in most Florida subdivisions.

Lake Nona starts with townhomes around $300,000, single-family homes from $400,000 to $900,000, and luxury homes in Lake Nona Estates from $1 million to over $3 million. The architecture is modern, clean-lined, and brand new. Lake Nona has a higher luxury ceiling, while Celebration's single-family homes tend to start at a slightly higher entry point.

Walkability and Lifestyle

Celebration is one of the most walkable communities in all of Central Florida. The downtown has restaurants, shops, a movie theater, ice cream parlors, and a lakefront park — all within walking distance of most neighborhoods. There are community events throughout the year, including a beloved holiday snow event. The pace is slower here, and that is the whole point.

Lake Nona has excellent sidewalks and trails, but it is more car-dependent for daily errands. The Lake Nona Town Center is growing with new restaurants and retail, and Boxi Park offers an outdoor food and entertainment venue. The USTA National Campus and community fitness centers create a very active, health-focused lifestyle. It is modern and polished rather than charming and walkable.

Schools — Orange vs Osceola County

This is where an important difference shows up. Celebration is primarily in Osceola County, which means students attend Osceola County schools. Celebration has its own K-8 school, and high schoolers attend Celebration High School in the Osceola district. The schools are solid, but they are different from Orange County options.

Lake Nona is in Orange County, feeding into Lake Nona High School and Innovation Middle — both highly rated. If school district matters to you, and it often does, this is one of the biggest differentiators between these two communities.

HOA and Community Structure

Celebration has a community-wide CDD assessment plus neighborhood-level HOAs that can range from $150 to $400 per month depending on the section. The community has strict architectural guidelines that maintain its distinctive look — this is part of what keeps Celebration looking pristine, but it means less flexibility with exterior changes.

Lake Nona HOAs vary by community, typically ranging from $100 to $350 per month. Guidelines are also present but generally allow more flexibility in modern architectural styles. Always check the specific community within each area, as fees and rules vary significantly.

Location — Disney vs Airport

Celebration is about 5 to 10 minutes from Walt Disney World's main entrance. If you work at Disney or are an Annual Passholder, this proximity is hard to beat. Downtown Orlando is about 30 to 40 minutes away, and the airport is roughly 30 minutes.

Lake Nona is about 15 minutes from Orlando International Airport and 20 to 25 minutes from downtown Orlando. Disney is about 30 to 40 minutes away. Lake Nona is better positioned for airport commuters and east-side jobs, while Celebration wins for Disney proximity.

Who Each Community Is Best For

Choose Celebration if you want walkable downtown living, traditional architecture with character, Disney proximity, community events, and a pace of life that feels intentionally slower and more connected.

Choose Lake Nona if you want modern construction, Medical City proximity, resort-style amenities, Orange County schools, airport convenience, and a community that feels designed for the future.
