If you're looking at Turtle Creek homes for sale, you're considering one of the most desirable guard-gated communities in all of Dr Phillips. I've shown homes in Turtle Creek for years, and it remains one of my favorite communities to work in. It's a private neighborhood of about 277 homes tucked off South Apopka Vineland Road in the 32836 zip code.
Turtle Creek was built between 1996 and 2004, and the neighborhood has aged beautifully. You'll find tree-lined streets, mature shade trees, sidewalks everywhere, and a single entrance with a 24-hour security guard. There's only one way in and out, which gives residents real peace of mind.
What makes Turtle Creek unique is that it's actually three distinct enclaves in one: Avalon, Boca Pointe, and Water's Edge. Each has its own personality, home sizes, and price points. You'll find everything from maintenance-free villas to custom lakefront estates, with homes spanning 1,800 to 7,500+ square feet.
The Three Enclaves
I always tell my clients that Turtle Creek's three neighborhoods offer completely different lifestyles under one guard gate. Each enclave attracts a different kind of buyer, so let me break them down for you.
- Avalon is a boutique neighborhood of maintenance-free villas. Homeowners here enjoy managed landscaping included in HOA fees, plus exclusive access to a private pool, clubhouse, and garden. Avalon has its own independent HOA (the Avalon at Turtle Creek Homeowner Association). It's the most turnkey living option in Turtle Creek, perfect for buyers who want luxury without yard work.
- Boca Pointe features custom estate homes on the largest lots in the community. This enclave offers the most space and privacy, with homes built by various custom builders. These are full-sized single-family estates with generous setbacks and mature landscaping.
- Water's Edge is the lakefront enclave, situated on Little Fish Lake with access to the Butler Chain of Lakes. Water's Edge commands the highest prices in Turtle Creek. You get direct waterfront living on one of the most desirable lake systems in Central Florida for boating, fishing, and watersports.

Price range spans from approximately $300,000 for Avalon villas to $2,000,000+ for lakefront estates in Water's Edge with Butler Chain access. Recent 2026 sales in Avalon: $735,000-$750,000 for 3BR/3BA homes (2,300-2,400 sqft). HOA fees vary by enclave. Avalon is higher due to included landscaping and private amenities. Pricing in Turtle Creek varies quite a bit depending on which enclave you're looking at. Avalon villas offer the most accessible entry point. Boca Pointe estates sit in the mid-range on larger lots. And Water's Edge lakefront homes with Butler Chain access are at the top of the market.
Two Separate HOAs
This is something I make sure every buyer understands before writing an offer: Turtle Creek has two separate homeowners associations.
The Avalon at Turtle Creek HOA manages Avalon exclusively. Fees run toward the $825/month range because they include managed landscaping, a private pool, clubhouse, and garden maintenance. The Turtle Creek HOA manages Boca Pointe and Water's Edge, with fees starting around $386/month. That covers grounds maintenance, community roads, the main pool, 24-hour guard security, real estate taxes for common areas, and recreation facilities.
Both HOAs share the cost of the 24-hour guard gate and overall community security. I always recommend verifying current dues directly with each association, as fees can change.
Community Amenities
Turtle Creek packs in a full suite of resort-style amenities for residents, plus Avalon has its own exclusive perks on top of that.
You'll have access to a clubhouse with gathering and event space, a community swimming pool, a state-of-the-art fitness center, three tennis courts, pickleball courts, shuffleboard, a basketball court, a sand volleyball court, a neighborhood park with playground, and sidewalks under mature shade trees throughout. If you're in Avalon, you also get a private pool, clubhouse, and garden that's exclusive to your enclave.
Architectural Styles
One thing I love about Turtle Creek is the architectural variety. You'll find Traditional, Contemporary, Custom, Florida, French Provincial, and Mediterranean designs throughout the three enclaves. No cookie-cutter feel here.
Most homes have 3 to 6 bedrooms, with the largest estates in Boca Pointe and Water's Edge. Construction quality is strong throughout. Many of these homes were built by custom builders who specialized in the Dr Phillips luxury market during the late 1990s and early 2000s.
Butler Chain of Lakes Access
If lake life is on your wish list, Water's Edge delivers some of the best waterfront access in all of Dr Phillips. Residents here sit on Little Fish Lake with direct access to the Butler Chain of Lakes, one of Central Florida's premier lake systems connecting 11 lakes across roughly 4,700 acres of navigable water.
Lakefront homeowners in Water's Edge can launch directly from their property for boating, fishing, wakeboarding, kayaking, and paddleboarding. The Butler Chain is known for its clear water, stunning scenery, and some of the best bass fishing in Florida.

Location and Access
Turtle Creek's location is one of its biggest selling points. You're right off South Apopka Vineland Road at Boca Pointe Drive, just 4.5 miles from Disney Springs. Restaurant Row on Sand Lake Road is minutes away, and you've got easy access to I-4, FL-528, and FL-429. The community sits adjacent to the O-Town West development and near the Lake Buena Vista entrance to Walt Disney World. You're looking at roughly 20 minutes to Orlando International Airport (MCO) and about 25 minutes to downtown Orlando.
