It's a private neighborhood of about 277 homes tucked off South Apopka Vineland Road in the 32836 zip code.

Turtle Creek was built between 1996 and 2004, and the neighborhood has aged beautifully. You'll find tree-lined streets, mature shade trees, sidewalks everywhere, and a single entrance with a 24-hour security guard. There's only one way in and out, which gives residents real peace of mind.

What makes Turtle Creek unique is that it's actually three distinct enclaves in one: Avalon, Boca Pointe, and Water's Edge. Each has its own personality, home sizes, and price points. You'll find everything from maintenance-free villas to custom lakefront estates, with homes spanning 1,800 to 7,500+ square feet.

Two Separate HOAs

This is something I make sure every buyer understands before writing an offer: Turtle Creek has two separate homeowners associations.

The Avalon at Turtle Creek HOA manages Avalon exclusively. Fees run toward the $825/month range because they include managed landscaping, a private pool, clubhouse, and garden maintenance. The Turtle Creek HOA manages Boca Pointe and Water's Edge, with fees starting around $386/month. That covers grounds maintenance, community roads, the main pool, 24-hour guard security, real estate taxes for common areas, and recreation facilities.

Both HOAs share the cost of the 24-hour guard gate and overall community security. I always recommend verifying current dues directly with each association, as fees can change.

Community Amenities

Turtle Creek packs in a full suite of resort-style amenities for residents, plus Avalon has its own exclusive perks on top of that.

You'll have access to a clubhouse with gathering and event space, a community swimming pool, a state-of-the-art fitness center, three tennis courts, pickleball courts, shuffleboard, a basketball court, a sand volleyball court, a neighborhood park with playground, and sidewalks under mature shade trees throughout. If you're in Avalon, you also get a private pool, clubhouse, and garden that's exclusive to your enclave.

Architectural Styles

One thing I love about Turtle Creek is the architectural variety. You'll find Traditional, Contemporary, Custom, Florida, French Provincial, and Mediterranean designs throughout the three enclaves. No cookie-cutter feel here.

Most homes have 3 to 6 bedrooms, with the largest estates in Boca Pointe and Water's Edge. Construction quality is strong throughout. Many of these homes were built by custom builders who specialized in the Dr Phillips luxury market during the late 1990s and early 2000s.

Butler Chain of Lakes Access

If lake life is on your wish list, Water's Edge delivers some of the best waterfront access in all of Dr Phillips. Residents here sit on Little Fish Lake with direct access to the Butler Chain of Lakes, one of Central Florida's premier lake systems connecting 11 lakes across roughly 4,700 acres of navigable water.

Lakefront homeowners in Water's Edge can launch directly from their property for boating, fishing, wakeboarding, kayaking, and paddleboarding. The Butler Chain is known for its clear water, stunning scenery, and some of the best bass fishing in Florida.

Turtle Creek's location is one of its biggest selling points. You're right off South Apopka Vineland Road at Boca Pointe Drive, just 4.5 miles from Disney Springs. Restaurant Row on Sand Lake Road is minutes away, and you've got easy access to I-4, FL-528, and FL-429. The community sits adjacent to the O-Town West development and near the Lake Buena Vista entrance to Walt Disney World.
