I've helped hundreds of families move to Orlando, and here's what I tell every single one of them: this city isn't just theme parks and sunshine. It's a sprawling Central Florida market with dozens of communities, each with its own personality, price range, school zones, and daily rhythm.
Some of my clients come for work. Others come for family, warm weather, no state income tax, or a completely fresh start. The one thing they all have in common? They need someone who actually knows the ground here.
That's where I come in.
Windermere feels nothing like Winter Park. Lake Nona and Dr. Phillips are worlds apart. Winter Garden and Kissimmee attract very different buyers. The right fit depends on your lifestyle, your budget, your commute, your kids' schools, and your long term plans.
Why People Are Moving to Orlando
People move here because Orlando delivers something most cities can't: year round warm weather, strong employers, top hospitals, a world class airport, incredible restaurants, lakes everywhere, family friendly neighborhoods, and attractions that bring 75 million visitors a year.
What surprises most newcomers is how many options you actually have. You could live on a lakefront estate in Windermere, a charming historic street in Winter Park, a brand new community in Horizon West, a downtown condo near Lake Eola, or an investment property minutes from Disney. Orlando gives you range.

What to Know Before Moving to Orlando
Central Florida isn't one simple market. Each area has its own personality, and what works perfectly for one family could be completely wrong for another.
Here's what I walk every client through before they start looking:
- Commute times
- School zones
- Traffic patterns
- HOA fees
- CDD fees
- Insurance costs
- Flood zones
- Home age and condition
- Neighborhood lifestyle
- Access to airports and highways
- Rental rules if investing
- Long term resale value
A home can look perfect online, but if the commute crushes you every morning, the HOA won't let you rent it out, or the neighborhood doesn't match your vibe, it's the wrong home. Pretty photos are nice. Your daily life matters more.

Windermere
Windermere is where you go when you want luxury, lakefront living, gated privacy, and a peaceful residential feel. It's one of the most desirable spots in Central Florida for buyers who want space, natural beauty, and quiet streets while still being close to Orlando and Disney.
Winter Park
Winter Park brings charm, history, Park Avenue boutiques, incredible restaurants, culture, and stunning lakes. It's one of Orlando's most established and walkable communities, and it draws families, professionals, and buyers who love a vibrant neighborhood feel.
Lake Nona
Lake Nona is booming. Newer homes, Medical City, master planned communities, parks, trails, and easy airport access make it one of Orlando's fastest growing areas. Healthcare workers, families, and professionals love what's happening here.
Winter Garden
Winter Garden is incredibly family friendly with a charming historic downtown, growing Horizon West communities, and tons of new construction. Strong schools, parks, trails, and a true community atmosphere keep attracting families and first time buyers.
Dr. Phillips
Dr. Phillips sits right on Restaurant Row and offers established luxury neighborhoods, strong schools, lakes, golf communities, and a central Southwest Orlando location. Families, professionals, and buyers who want convenience and lifestyle in one package love this area.
Celebration
Celebration gives you walkability, charm, parks, trails, Disney proximity, and a mix of condos, townhomes, and single family homes. It's a unique community with a strong sense of place and a character you won't find anywhere else in Central Florida.
Kissimmee
Kissimmee is where you'll find more affordable options, vacation homes, short term rental opportunities, investment properties, and easy Disney access. Investors, first time buyers, and families looking for value make this one of the busiest markets in the region.
Downtown Orlando
Downtown Orlando delivers condos, nightlife, great restaurants, Lake Eola, and an urban lifestyle that's hard to beat. It's ideal for professionals, young buyers, and anyone who craves walkability, entertainment, and city energy.
Orlando Home Prices for Relocation Buyers
Home prices here vary widely by area. The broader Orlando market has shifted toward more balance in 2026, with rising inventory, modestly lower sales volume, and prices holding relatively firm across the region.
For relocation buyers, that means more choices than you would've had during the peak market. But desirable homes in strong areas still move quickly, so don't assume you can take your time on the right one.
I always tell my clients to look beyond the sticker price. Your real monthly cost includes the mortgage, insurance, property taxes, HOA fees, CDD fees, maintenance, and utilities. Add it all up before you fall in love.
A lower priced home with sky high fees or a brutal commute isn't the deal it looks like on Zillow. I'll make sure you see the full picture.

Buying a Home Before You Move to Orlando
Most of my relocation clients start their search online before they ever set foot in Orlando. That's completely normal, but online searches only tell you so much.
Photos won't show you traffic at 5 PM. Listing descriptions won't mention that a neighborhood gets heavy tourist traffic. Maps won't tell you which areas feel walkable, family focused, or better suited for investing versus living.
When you're buying from out of town, you need a Realtor who'll compare areas honestly and tell you what daily life actually feels like in each community. That's what I do.
The goal isn't just finding a house. It's finding the right area so Orlando feels like home the day you arrive.
Selling Before Moving to Orlando
If you're selling a home in another state before moving here, timing is everything. You'll need to coordinate your sale, financing, moving dates, temporary housing, school calendars, job start dates, and closing timelines. It's a lot of moving pieces.
A solid relocation plan keeps you from feeling rushed. Depending on your situation, you may want to:
- Get pre approved early
- Compare Orlando neighborhoods first
- Decide whether to rent or buy immediately
- Plan a home tour weekend
- Review school zones and commute routes
- Understand closing timelines
- Prepare for Florida insurance costs
- Know your must haves before traveling
Moving is stressful enough on its own. The real estate part shouldn't add to the chaos.
Is Orlando Good for Families?
Absolutely. Orlando is fantastic for families because of its neighborhoods, schools, parks, youth sports, lakes, activities, restaurants, entertainment, and community centered living.
I work with families all the time, and the most popular landing spots include Winter Garden, Lake Nona, Windermere, Dr. Phillips, Winter Park, Celebration, Baldwin Park, and College Park.
Is Orlando Good for Retirees?
It really can be. Retirees love the warm weather, world class healthcare, restaurants, entertainment, golf, easy airport access, proximity to family, and the lower maintenance lifestyle that comes with Florida living.
Is Orlando Good for Investors?
Orlando attracts investors because of tourism, population growth, relocation demand, healthcare, hospitality, airport access, and strong rental demand across the region.
That said, not every pretty vacation home is a smart investment. Some look great in photos but barely cash flow once you factor in HOA, insurance, and management fees. I'll help you run the real numbers.
