Florida insurance is higher than California for homeowners. Hurricane risk, roof age, and flood zone status all factor into premiums. Some homes with older roofs or in certain areas can face very high insurance costs. I always tell clients to get insurance quotes before making an offer so nothing catches you off guard at closing.
HOA fees are also more common here and can run higher than expected. Newer communities with pools, clubhouses, and amenities can charge $300 to $600 or more per month. Those are real costs that affect your monthly budget, and I make sure you see them upfront.
Rent First or Buy?
